최근 기업입주와 인구증가로 발전 기대감이 커지면서 군산지역 아파트 공사중단 현장의 공사 재개 움직임으로 이어지고 있다.
대표적인 사례는 공사중단 5년째 이르고 있는 산북동 포스코 아파트.
포스코 아파트는 지난 2005년 11월 산북동 1-5번지 일대 38평형~86평형 등 중대형 아파트 664세대를 건축하기 위해 건축승인을 받았으나 저조한 분양으로 인해 착공 1년여만인 2006년 10월 공사가 중단된 상태다.
하지만, 광주 소재 A 업체에서 지난달 18일 사업계획변경 승인을 위한 행정절차를 전북도에 신청한 것으로 확인되면서 공사 재개 가능성에 무게가 실리고 있다.
군산시에 따르면 A업체는 당초 사업승인된 12동 지하2층 지상15층의 건축물을 17동, 지하2층 지상 18층으로 증가 신청한 것을 비롯해 38평형 이상 중대형 평형이던 공급 규모를 27평형 273세대, 34평형 717세대로 소형 내지는 중형으로 변경신청한 상태다.
이에따라 A업체는 사업계획 변경 등의 절차를 거쳐 빠르면 오는 6월경 공사 재착공을 할 것으로 시는 전망하고 있다.
시 관계자는 “최근 새만금 개발과 기업유치에 힘입어 군산인구가 증가하는 등 개발기대감이 커지면서 실수요가 많은 20~30평형대 아파트로 사업계획을 변경, 공사재개를 추진하는 것 같다”면서 “공사가 다시 추진되면 중단된 채 방치된 현장관리가 가능해져 미관에도 도움이 기대된다”고 말했다.

6월 재착공하면 2013년 하반기에 입주하는군요. 포스코가 시기적절하게 들어온 것 같습니다.평형대 또한 좋네요. 분양가가 궁금해지긴 하는데 산북동이라는 위치가 조금은 걸립니다. 뭐니뭐니해도 위치가 제일이지요. 괜히 수송동 아파트가 가격이 천정부지로 뛰는 건 아니잖아요. 분양가가 입 벌어질 정도로 좋지 않는 한 미분양을 피할 순 없을겝니다. 관계자 여러분! 아시겠죠? 착한 분양가 기대하겠습니다.

좌불안석//산북중학교에서 군산사회복지관 쪽으로 길을 따라오다보면 축사 있는 걸로 알고 있습니다. 이 동네를 요새는 갈일이 없어 안 가본지 1,2년은 되었는데 이곳을 지날 때면 늘 냄새가 심했던 걸로 기억합니다.
혹시 제가 잘못 안 건 아닐까 해서 다음지도로 산북중학교를 검색해 로드뷰로 산북중학교 뒤로 해서 고물상쪽 길을 지나 복지관 쪽으로 길을 검색해보니 사진에 시전4길인가 사전4길인가에 인권농장이라는 푯말이 보이네요
확실한 건 아니지만 저는 그쪽길에 축사있는 걸로 알고 있습니다.
제가 산북동 깍아내서 뭐 얻는 거 있다고 지어내겠습니까?
하지만 그 축사를 제가 가본 건 아니기에 100% 장담은 못하겠네요

오호 요즘 중소형평수 구하기 힘들더니 적시적지에 아파트를 짓는구만..
그쪽은 신규공급도 없어서 잘만하면 대박날듯~~

그동안 개발이 늦어져서 고물상이 좀 들어선건 있어도 어떻게 가축축사까지라니오?
축사라면 어떻게 허가를 받았기에... ???
요즘 아파트에서도 기르는 개(난 아파트에서 개를 키우는 사람을 이해하질 않지만.)가 한두마리 있는걸 가축축사라고 하지는 않을테고...
그래 어떻소? 정말 가축축사가 있는거요?

평형이 문제가 아니다. 그 위치를 시민들이 선호하지 않는게 이유다.
포스코더샵이 대형평형으로 은파인라인스케이트장 부근 미룡동이나
수송동에 분양했으면 분양됐을거다.
포스코더샵이 예전에 손가락에 꼽힐 정도의 사람들만 청약을 했다고
들었는데 이번에 평형을 인기평형으로 바꿔서 기존 산북동 주민들은
이사가는 사람 있겠지만 미분양일 듯. 근처에 고물상,가축축사 등 있어서
아무래도 그쪽은 좀..
